Summary:
The Construction Disbursement Specialist (CDS) will be responsible for the monitoring and administration of real estate construction loan disbursement requests and due diligence and preparation of real estate construction loan documents in a timely and accurate manner in accordance with regulations, internal policies, and approval conditions.
In addition to working closely with the Construction department, this person will work with the Order Processing department to ensure all construction files are entered correctly into the system.
The CDS will work with a diverse group of clients/guests/public in their branch, requiring a high level of professionalism and confidentiality.
This position will work closely with the Construction Disbursement Manager to assist in all areas of the construction process as well as the Branch Manager in the Order Processing process.
Essential Functions:
General Duties Responsible for obtaining all pertinent information needed to process construction draw disbursements and documents for each branch.
Independently engage general contractors/sub-contractors/homeowners to facilitate draw requests, including the ability to review and escalate any noted issues.
Ensure construction spreadsheet is in balance, obtain lien waivers, change orders, and prepare draw checklists in order to expedite internal approvals necessary to disburse.
Facilitate funding of disbursements by processing deposits and/or verifying wire transfers, as needed.
Maintain good working relationships with all involved in each transaction; builder, general contractor, sub-contractors, real estate agent, lender, homeowner, etc.
Identify necessary due diligence and documentation items to create tracking items checklists.
Communicate with borrowers as requested to obtain necessary documentation with vendors to order required due diligence.
Ability to follow up on outstanding due diligence items until all items are obtained.
Consult with Construction Disbursement Manager as needed to reconcile approval and documentation guidelines.
Work with branch staff to obtain proper documentation and photos of construction sites for processing.
Coordinate with builder/general contractor if checks will be picked up at local branch or mailed.
Work in software system to ensure codes and information is accurate for customers Professional communication and collaboration with customers/realtors/lenders and co-workers throughout the entire construction process until final closing.
Collection and verification of 1099 information documents for all necessary files and entities.
Travel to perform inspection of properties for draw requests, when needed Enter construction specific orders into Softpro Select; backup to Order Processing Dept.
Copy & scan required documents for electronic retention Examine final File Ledger for accuracy Assist in basic office needs; answering telephones, greeting customers/clients, helping Branch Manager in areas needed.

Qualifications:
High School Diploma required.
Associates Degree in Business related field, or alike is preferred.
Minimum 1 year of mortgage processing or title insurance industry experience in a professional office setting.
Strong verbal and written communication skills Strong computer proficiency with Microsoft Office Suite.
Ability to multi-task and willingness to take on additional tasks to ensure customer satisfaction Ability and willingness to professionally communicate and collaborate with co-workers/customers/realtors/lenders to obtains all needed information to process closing documents Town n' Country Title, LLC.
